What’s changed in Los Cabos

If it’s been a few years since you looked at Los Cabos, here’s what’s different. I spent thirty years on the developer side of these projects; today I work for the buyer. It takes two minutes to read, and I update it each season.

New

Amanvari, Costa Palmas. Aman’s first and only property in Mexico. I was recruited to Cabo to help bring it here, so I’ve watched it for a decade. My view and the full article are here.

Park Hyatt, Cabo del Sol. The hotel is open and residences are being delivered. Of what’s left, there are two I’d choose first.

Soho House, Cabo del Sol. Hotel and amenities on pace to open this winter. Soho Residences Los Cabos will be Soho House’s first residential development anywhere in the world.

Conrad Hotel and Residences, Oleada. Within the newest master-planned community in Cabo, with access to the Ernie Els–designed golf course opening in November. I walked the site recently and the ocean views are better than the renderings.

Park Hyatt is selling now. Soho House and Conrad residences haven’t been released. If you’d like my read on any of the three, or to hear when a release opens, write to me below and tell me which.

The Established Communities

The new projects get the attention. Hundreds of families have already chosen these, and each has its own reason for that.

Private club communities — Chileno Bay · Maravilla · Querencia · Palmilla · Cove Club · Costa Palmas · El Dorado

Branded residences — Auberge at Chileno Bay · Montage at Twin Dolphin · St. Regis Los Cabos · Four Seasons Cabo del Sol · Four Seasons Costa Palmas · Ritz-Carlton Residences, Zadún

Five Questions I’d Ask Before Buying Into Any of Them

  1. Does the home include club membership, or is that a separate application, fee, and waitlist? What are the dues and what do they include?
  2. Who controls the HOA today? The developer or the owners, and when does that change?
  3. What are the rental rules, and does the community or the brand take a share?
  4. What are the resale rules: preferred broker, transfer fee, any restrictions?
  5. Are the owners here for a week at a time, for the winter, or year-round?

If there’s a community you’d like my read on, write to me. It comes directly to me.
