Buyer-side representation in Los Cabos — from the first conversation to long after the closing.
That structure is unusual here. Most Los Cabos real estate is organized around listings, and an agent’s first loyalty runs to the inventory. Mine runs to the family buying it.

THE PEOPLE AROUND THE TABLE
No purchase here closes on real estate advice alone. Over the years I’ve built a vetted bench in every discipline a cross-border owner needs — attorneys, escrow specialists, insurers, property managers, builders, and designers. Three rules govern it. I recommend more than one name in all categories, so the choice stays yours. Nobody pays to be on the bench, and nobody pays me for the introduction — the only currency is the quality of their work for my clients. And you’re always welcome to bring your own people; mine simply have to earn their place every time.
HOW I’M PAID
In Los Cabos, the commission is paid by the seller from the sale and shared with the buyer’s agent — so in practice, my representation costs you nothing more than walking into a sales gallery alone.
The galleries and listing offices here are staffed by some of the finest sales professionals in resort real estate — many of them longtime colleagues and friends. They represent the seller, skillfully and exactly as they should. Which means that when you walk in alone, the one party without professional representation is you. I’m there so that both sides of your purchase are equally well served — and the best sales teams in Cabo will be the first to tell you that’s how the smoothest transactions get done.

AFTER THE CLOSING
The relationship doesn’t end at the notario’s table. Club onboarding, the property-management handoff, staffing, storm season, the first year’s punch list — I stay in it until the house runs without you thinking about it. You bought a place for your family to be together. It should stay a second home, not a second job.
AND WHEN IT’S TIME TO SELL
Landfall was built to represent buyers. When my clients and the communities I serve are ready to sell, they get the same representation on the way out that they had on the way in. And if a transaction ever places me on both sides, you’ll know exactly where I stand — disclosed fully, in writing, before we proceed.
